Chatham-Kent Community Improvement Plan (CIP)

For the residents of Chatham-Kent:

 

Anyone whose property qualifies and is looking to build an Accessory Dwelling Unit (ADU) is eligible to enter into our Community Improvement Plan (CIP) program. Under this, homeowners are eligible for a $20,000 grant for the ADU ($5,000 in grant money, and a $15,000 property tax reimbursement), and up to a $5,000 reimbursement for any Building or Planning fees associated with the construction.

There must be at least $20,000 in eligible costs associated with the build, and the primary residence has to have been occupied for at least 5 years. To note, this is all done as a reimbursement; so you apply for the CIP program, build the ADU, and then once occupancy has been granted we will issue the money. Generally speaking, to start we need to know the property address to confirm they qualify, and then require the following for enrollment in the program:

 

  • Signed and completed CIP application form (attached).

  • Proof of ownership (tax bill, deed, etc.).

  • Two (2) quotes from contractors outlining the costs of the work.

  • Drawings of the ADU by a licensed engineer or architect to ensure Ontario Building Code compliance.
